A property that will “appeal to many due to its quality, location and suitability to different farming enterprises” has just come on the market.

The sale of the circa 120-acre residential farm, which is located in Bawnmore, Cashel, Co. Tipperary and is guided at €1.5 million, is being handled by Cashel Mart LTD.

The sole selling agent views this as a “unique opportunity to acquire a fantastic property in the heart of the Golden Vale”.

The farm is located one kilometre from the village of Ardmayle and circa seven kilometres from the town of Cashel, home to the historic Rock of Cashel and its links to the M8.

“An hours’ drive to Cork and approximately 1.5 hours’ drive to Dublin, the farm is superbly located. With the par 72 championship golf course at County Tipperary Golf & Country Club at nearby Dundrum, Semple Stadium in Thurles, and horse racing tracks including Thurles, Clonmel and Limerick Junction, being just a few of the many amenities for the sporting enthusiast.”

“The residence is an attractive farmhouse set back from the road and entered from a tree-lined avenue that veers off to allow access to both the house and farm and sitting on circa 120-acres of prime Tipperary land.”

Although in need of modernisation, the residence is a two-storey dwelling that is well laid-out and with “lots of character”.

The ground floor comprises a kitchen, sitting room, dining room, back kitchen, walk-in wardrobe/storage and bathroom, while the first floor consists of four bedrooms and a bathroom.

Services include AGA heat supply, mains water, electricity and septic tank.

Outbuildings and lands

The farmyard is located to the rear of the residence and consists of a slatted house suitable for in excess of 100 cattle, cubicle house, slatted feeding barrier, silage slab, two hay sheds and three old stables.

The agricultural lands are well laid out and set in permanent pasture with the added benefit of mains water and electricity. “These agricultural lands are of exceptional quality with ample road frontage and superbly located.”

Entitlements are going with the property and the 2020 value is €19,913, the property firm said.
