26-acre roadside holding exceeds €350,000 guide price

A “valuable” c.26-acre roadside holding, with an address at Churchtown, Clough, Gorey, Co. Wexford, went under the hammer last Friday (April 3rd).

It was initially planned that the public auction would be held in Quinn Property’s Gorey office; however, alternative arrangements were made in response to Covid-19-related restrictions.

Description

Prior to the auction, the auctioneer outlined that lands are situated in an excellent location along the old N11 Gorey to Camolin road (R772), close to Clough & Camolin village. “Gorey is 4km with a vast array of shops, services, schools, hotels, leisure facilities and amenities to include bus and rail services, making Dublin and Wexford easily commutable.”

“The holding, which extends to c. 26 acres, has extensive road frontage, is of excellent quality and is laid out in three divisions. The property is well fenced and watered and has fantastic potential for a residence (subject to planning permission).”

Guided at €10,000-€12,000/acre

Speaking following the sale, auctioneer, David Quinn, said: “Instead of taking place in a packed auction room in our Gorey office, bids were made over the phone and interest was registered prior to the auction.”

“In addition, we advised all interested parties to view the contracts prior to bidding.”

The property was guided at €10,000 – €12,000/acre prior to auction, however, the auctioneering firm expected it to fetch in the region of €350,000.

‘Strong interest’

The lands on were offered in three lots comprising:

  • Lot 1: C. 10.719-acres;
  • Lot 2: C. 15.209-acres;
  • Lot 3: The entire.

“The auction attracted numerous bidders with strong interest in all three lots. Lot 3 (the entire) was bid to a competitive price, however, this was exceeded by the sum of lots 1 and 2.”

“Lots 1 and 2 were each sold to respective local individuals in excess of the guide price.” the auctioneer added.

Quinn labelled the auction a “great result in very challenging circumstances”.
